Corona Home Seller Advisory

The Costs of Selling a Corona Home

There is no universal closing-cost total. Build a realistic estimate by separating what is known from what is still negotiable.

Separate selling expenses from debt payoff

Your mortgage payoff reduces the cash available at closing but is not the same as the cost of marketing and transferring the property. Ask your lender for a dated payoff statement rather than relying only on the balance shown online.

Escrow and title charges, recording charges and applicable transfer taxes depend on the transaction and local requirements. Ask the closing provider for a written estimate and identify which party is expected to pay each item.

Negotiated terms can change the total

Agent compensation is negotiable; it is not set by law and there is no standard rate. Any compensation arrangement should be explained and agreed in writing.

A buyer may request closing-cost assistance, repairs or other concessions. Treat these as offer terms to evaluate rather than automatic expenses. Compare the estimated net and risk of each offer, not just the proposed sale price.

Plan spending before and after launch

Cleaning, gardening, storage, staging and repairs can require funds before closing. Separate these cash needs from charges deducted from sale proceeds, and obtain estimates before authorizing work.

Budget for moving and any overlap between homes as well. Possible capital-gains tax is outside a basic seller net sheet; consult a qualified tax professional about your circumstances.

Seller questions

Is compensation a fixed percentage?

No. Agent compensation is negotiable and not set by law. Discuss the services and written agreement for your transaction.

Does the calculator include taxes on my gain?

No. Tax treatment depends on facts such as ownership, use, basis and exclusions. Ask a qualified tax professional rather than relying on a transaction calculator.
