Read the date before the number
The snapshot below is explicitly dated and links to its source. It is historical context, not a live feed or a prediction. A monthly median describes the homes that sold in that period—not the value of a particular home.
Days on market and sale-to-list measures depend on the source’s definitions and the mix of transactions. Check the source directly for current methodology and newer figures before relying on a number.
Build a property-specific competitive set
Compare similar property types, sizes, condition and locations. A condo’s competition differs from a detached hillside home, even when both are in Corona.
Active listings show alternatives buyers see now; pending listings may suggest interest but do not establish a final closing price. Closed sales offer stronger price evidence but reflect earlier decisions.
Use evidence to adjust your strategy
Review showing activity, feedback and changes in competing inventory after launch. Distinguish price concerns from presentation or access issues before choosing a response.
Ask Joshua for a personal review using verified comparables. Neither a citywide statistic nor past market performance guarantees the sale price or timing of your home.
