Before listing: build the foundation
Clarify your reason for moving, financing needs and preferred timing. Gather ownership documents, lender payoff information, HOA material, permits and repair records.
Walk through the home with your agent. Separate necessary work from optional updates, obtain quotes, and plan photography only after the property is ready. Use the preparation planner for ideas, then verify them against your actual condition.
At launch: presentation and positioning
Review appropriate closed comparables and the active listings buyers will compare. Consider layout, condition, lot and location rather than relying on a citywide median or an online estimate.
Agree on showing arrangements and communication. Good photography and a clear description help buyers evaluate the home; avoid unsupported claims about schools, future appreciation or remodeling returns.
After an offer: decisions continue
Evaluate financing, contingencies, deposits, requested concessions and possession—not just price. Inspections and appraisal can lead to further discussions during escrow.
Track deadlines, document requests and your move-out plan. Confirm any wires independently using a trusted phone number; do not rely on unexpected emailed instructions. Review the final closing statement with the closing provider.
